Storrs is a picturesque area to live, yet offers big city amenities and entertainment just minutes away. One of my favorite things about the Storrs, CT area is that even though I can enjoy a small town atmosphere, wonderful neighborhoods, plenty of space, and unique local flavor, I can also enjoy many different experiences without really having to travel. Fabulous Lake Bunggee is approximately 111 acres in size and set in the bucolic, rolling hills of  Woodstock Ct.  Tall pines and winding roads surround the lake area, almost giving you the sense of being further north, perhaps at a lake in Vermont or New Hampshire.  The good news is that if you are looking for a full time residence in Ct, or a second home/vacation home within a reasonable distance of your primary Ct residence, or New York or Boston, this is the place to look!

Hmmmm……..I’d like to make a lake please

Andover Lake is known as one of the cleanest lakes in Ct and was first formed in the 1920’s.  Many people do not know this, but almost all the lakes in a large area of Ct are man made!  Usually a couple of streams were dammed up (as is the case with Andover lake) and then the bed of the lake was cleared and the lake was formed.   Years ago, you could do something like this – can you imagine dealing with the DEP now and telling them you wanted to “make a lake?”  Probably not……

Powerboat or Non Powerboat…Which Fits Your Lifestyle?

The homes on Andover lake are always highly sought after and swimming, canoeing, kayaking and fishing are some of the recreational activities enjoyed here.  There are no powerboats allowed on the lake and we have found over the years that there are two kinds of lake property buyers.  There are those who want a power boat and water skiing lake, or those who absolutely do not – Andover is the perfect lake for someone looking for a peaceful, tranquil setting for a year round home or weekend/vacation home.  I also love the proximity to everything – you can easily commute to UConn in Storrs or  Eastern Connecticut State University in Willimantic as well as an easy commute to Hartford Ct.  Andover is that great mix of small town America with all the amenities you could want only a short drive away – The Shoppes at Evergreen in South Windsor, one of my favorite destinations with Burtons Grill (delicious) located right there is only about 20 minutes away.  For more information on this beautiful lake check out our lake website

January 2009 Home Sales

The Greater Hartford Association of Realtors reports that pending home sales for the region decreased by 1.59% from January of last year.  However, looking at the month to month data, pending sales were up 49.40% from December 2008.  At The Burns Real EState Group we have seen an increase in activity in many of the markets we specialize in – luxury homes, Uconn area homes and lakefront properties.  The first time homebuyers we have been helping have been finding some great properties and are also at the forefront of the increased level of market activity in recent weeks. This does not mean there has been an increase in prices, the median sales price in the area fell by 7.05% in the same month to month comparison.  Inventory increased by 2.21% over the same time period for last year and  the average days on the market remained at 77 days.

To Powerboat or Not To Powerboat

Lakes in Connecticut are classified two ways – powerboat & non-powerboat. People looking for a waterfront home tend to have a definite preference for which lake lifestyle they are looking for.

Connecticut’s powerboat lakes are typically deeper and larger in size than non-powerboat lakes.  Powerboat lakes appeal to those who love boating, water skiing, jet skiing, tubing and of course, swimming. People who love these powerboat lakes seek these properties out and Connecticut home prices reflect this – prices are higher on these powered Connecticut lakes than non-powerboat lakes. Homes like our newest listing on Crystal Lake in Ellington are strongly sought after as only a very few may come on the market each year.

Non-powerboat lakes in Connecticut are also strongly sought after and lend themselves to lower key recreational activities like canoeing and kayaking.  Swimmers like the fact that they can swim across the lakes and not worry about boats and skiers.  Fishing on some of these Connecticut lakes is superb, and many are stocked on a yearly basis. Most of the lakes in Connecticut, whether powerboat or non-powerboat have very few seasonal homes left as people have bought up the properties and improved them significantly.
